These Terms and Conditions apply to Góralska Strefa Facility, hereinafter referred to as the Facility.
I. General Provisions
These are the Rules and Regulations for the Góralska Strefa ul. Strzelców Podhalańskich 14, 34-511 Kościelisko, hereinafter referred to as the Facility.
The Owner Modom Podhale Sp. z o.o. having its seat in Zakopiańska 18, 34-424 Szaflary; NIP:6770004557, REGON: 350146400
Persons staying in the Facility are hereinafter referred to as Guests.
The person making the reservation at the Facility and the payment for the reservation is hereinafter referred to as the Reserving Party.
The regulations specify the conditions for booking and renting the selected apartment.
Making a reservation is tantamount to confirming that you have read these regulations, accept them, and undertake to comply with these provisions, as well as that you read and accept the Personal Data Protection Policy.
The Reserving Party agrees to the processing of personal data only for the purpose of making a reservation and fulfilling the registration obligation in accordance with applicable regulations. The Reserving Party has the right to inspect his/her personal data and update them.
The facility only uses cashless transactions. Accepted payment methods:

– BLIK
– bank transfer
– tourist voucher
A computer with internet access will be available at the property.
In the event of a breach of the provisions of these regulations, the Facility has the right to refuse to continue to provide services to Guests who violate them. These persons are obliged to comply with the requests of the Facility’s employees immediately, settle the amounts due for the already provided services, pay for any damage and destruction caused, and immediately leave the premises of the Facility.
II. Reservation
- To make a reservation, the Customer reserves a stay in the selected period through the website www.goralskastrefa.pl/en/book
- When booking, the customer must decide whether the stay will be carried out by a private person or company. The data provided at the time of booking will appear on a personal invoice documenting the deposit payment, and it will not be possible to change them.
- The same cancellation and complaint rules apply to online reservations and other forms of reservations. These rules are set out in Chapters III and VII of these Terms and Conditions.
- A preliminary reservation confirmation for the apartment will be sent to the Client’s email address.
- The booking confirmation sent by the Lessor takes into account the following:
- the date of the Client’s stay
- the amount due for the rental fee
- information on the amount of the deposit
- bank account details
- general booking conditions
- To confirm the reservation, the Reserver is obligated to make a deposit payment of 30% of the total reservation value within one hour of making the reservation through the TPay payment system provided in the reservation panel.
- In case of failure to make the deposit payment within the specified deadline, the Lessor retains the right to cancel the reservation.
- The deposit, as defined, is non-refundable (Article 394 of the Civil Code).
- Upon receiving the reservation deposit, the client will receive an email confirming the payment and an email containing a pro forma invoice for the advance payment with the provided reservation details. Contact information for the person responsible for handing over the keys to the Apartment will also be provided.
- Modification of the reservation is only possible through individual agreement with the lessor. Approval of reservation modifications will be confirmed via email.
III. Cancellation
- Cancellation of the reservation is possible in any case. However, the cancellation conditions and refund of the paid deposit vary depending on the type of booking made.
- Non-refundable booking – Guest shall be charged with a total price if the booking is cancelled at any time.
- Flexible booking – in the event of cancellation up to 3 days before the date of arrival, the deposit will be fully refunded to the Reserving Party.
- If canceled less than three days before arrival, a deposit is non-refundable.
- The deposit is not refunded if the Guest does not show up at the Facility without prior reservation cancellation.
- Failure to use the entire stay in accordance with the reservation does not entitle a Guest to a refund of the payment made.
IV. Terms of the lease agreement
- The rental of the apartment includes all utility fees and disposable items included in the apartment’s equipment.
- Check-in begins at 4:00 pm on the day of arrival and ends at 10:00 am on the day of departure. Possibility only by prior arrangement for a fee of 30 PLN an hour for an extension of the day or early check-in. The possibility of extending the stay or early check-in is only available upon prior agreement and for an additional fee of 30 PLN per hour.
- When making a reservation, the facility offers accommodation with a breakfast option. Breakfast in the form of catering is delivered to the apartment door by an external company and is consumed by guests in the apartment.
- Clients who did not include breakfast at the time of making the reservation have the option to order it individually no later than 5:00 PM the day before, or in the case of a last-minute offer, until 6:00 PM by phone at 507663105.
- Breakfast orders are not accepted after 7:00 PM.
- The breakfast package is available year-round from 7:30 AM to 9:00 AM. Please note that the delivery time may vary due to weather conditions, especially during winter.
- The breakfast package includes the following:
2 types of homemade delicacy (e.g., egg paste, vegetable salad, salad with pineapple, lard with greaves, cottage cheese), two types of ham, cheese, tomato, cucumber, egg, 100% fruit juice

- Only persons checked-in by the Facility employees are entitled to use the Facility. The guest is not allowed to transfer the rented apartment to other people, even if the period of stay they have paid for has yet to expire.
- In particular, guests are obliged to:
- Maintain order and cleanliness in the rooms of the apartment and on the terrace adjacent to it;
- Use the facilities of the Facility in a manner that does not cause damage or deterioration of their condition
- The extension of the hotel day depends on the facility’s current occupancy, and the Lessor individually considers every case. Regardless of the goodwill of the Lessor, they do not guarantee an extension of the hotel day on the day of departure in advance.
- The Lessor provides services in the selected Apartment in accordance with its category and standard. In the event of any objections, the Guest is asked to immediately report to the lessor’s customer service office.
- The Customer is obliged to immediately notify the Lessor of any events that may expose the apartment’s owner to material damage or jeopardize the safety of other Guests staying in the facility.
- The client can only use the apartment for residential purposes and cannot sublet it.
- Guests who are not checked in can stay in the apartment between 7:00 am and 10:00 pm.
- A child up to three years old, sleeping on a bed with adults or in their own cot and not requiring bedding, is not subject to any fees for the stay. All other children will be billed according to the booking conditions.
- The children and youth under the age of 18 are allowed to stay in the facility only under the care of adults who take full responsibility for their actions, as well as for any consequences of these actions and for the situations occurring on the premises of the Facility (children cannot move around the facility on their own, remain unattended on balconies or on the playground).
- The facility reserves the right to refuse to check in people who are under the visible influence of alcohol or drugs or behave vulgarly.
- The property does not accept pets.
- Object monitoring.
V. Customer’s Responsibilities
- The actual number of people staying in the apartment is limited to the number of guests indicated in the booking confirmation. The Customer is obliged to inform the Lessor about the change in the number of people staying in the rented Apartment. If the apartment is used contrary to the terms and conditions of the reservation, the Lessor may refuse to check in at the property and hand over the keys to the booked apartment. In such case, the Customer must cover the full amount of the reservation.
- The Client undertakes to observe the rules of good neighborliness. The facility’s premises curfew is from 10 pm to 6 am. Failure to respect the curfew will result in the necessity to leave the facility immediately without a refund of the amount paid.
- The Customer and their Guests are responsible for any damage caused in the rented Apartment, public areas, as well as on the premises of the Facility and undertake to immediately notify the Lessor of any damage and undertake to cover them.
- The customer has an absolute obligation to comply with fire regulations on the facility’s premises. For fire safety reasons, it is forbidden to use in the apartments and their surroundings open flames and other electrical devices that are not part of the provided apartment equipment. The above does not apply to chargers and power supplies for audio and video devices or computers.
- The Guest bears full material and legal responsibility for any damage or destruction of objects, equipment, and devices resulting from the fault of their visitors. The basis for monetary compensation for damage or destruction is a bill documenting the actual cost of removing the damage.
- In the event of any discrepancies in the apartment equipment listed with the actual state of the equipment or its damage, this fact should be reported by phone at 507663105 or by e-mail at kontakt@goralskastrefa.pl directly after the check-in to the apartment, or by the end of the arrival date the latest. Otherwise, it is assumed that the equipment was complete and without damage.
- The liability of the Facility for the loss or damage of items brought by the Guests to the apartment is governed by the provisions of Art. 846-849 of the Civil Code. The property is not responsible for items left in the apartment.
- After the end of the stay, the Guest is obliged to report the approximate time of his departure to hand over the apartment to an employee of the Facility.
- Smoking is not allowed in the apartments and on the balconies. For violation of the smoking restriction, the Facility will charge a contractual penalty of PLN 500.
- Users of the apartments are obliged to behave in a way that does not disturb the peace of other people’s stay during the curfew. During the daytime, the behavior should be in accordance with social norms and respectful of the right to rest of other people staying on the premises of the Facility.
VI. Additional charges
- The price of the stay does not include a local fee of PLN 2.50 per person/day. The local fee must be settled on the spot upon arrival.
- On the day of arrival, a deposit of PLN 400 is collected to cover any possible surcharges or damages. It will be returned on the day of the check-out of the apartment.
- The price does not include the use of the SPA zone.
- Losing the keys to the apartment results in a fee of PLN 200.
VII. Complaints proceedings
- Guests have the right to lodge complaints in matters related to the services provided by the Facility.
- The Facility accepts only complaints sent electronically to the following address: kontakt@goralskastrefa.pl within 14 days from the Guest’s check out from the Facility or, if the stay did not take place within the period resulting from the reservation made – within 14 days from the date on which the stay should take place.
- The Facility reserves 14 days to conduct the handling procedure of the complaint submitted by the Guest. Within this period, the Facility will inform the Guest about the result of the complaint-handling procedure.
VIII. Additional information:
- The Customer is entitled to a free parking space on the facility’s premises as part of the reservation.
- The parking space is unguarded. The owner of the Facility is not responsible for the car left within the Facility and the property inside it.
- Within the premises of the Facility, there is a children’s playground and a covered gazebo with a barbecue area.
- In addition, for a fee, one can use a dry sauna, a steam bath, and a salt graduation tower.
- A bus stop is located within approx. 10 meters from the property.
- The Facility has a designated area with a washing machine, iron, ironing board, and clothes dryer. A laundry room is also available.
- Smoking is only permitted outdoors in the designated area.
- Free wireless Internet is available all around the building.
- Daily housekeeping – towel replacement is only available on request for an additional fee.
- Housekeeping during the stay is available on request for an additional fee.
IX. Transfer of the rights and obligations of the customer to another person
The customer may transfer all the rights they are entitled to under the reservation to another person if, at the same time, this person assumes all the obligations resulting from this reservation. In such a situation, the Lessor should be immediately notified of the change of the Reserving Party by providing the personal data of the person who assumes the rights and obligations arising from the contract. The person taking over the reservation must confirm this fact via email, modifying the reservation with the necessary personal data and payment details.
X. Occurrence of force majeure
- The Parties may evade liability for non-performance or improper performance of the concluded contract if it occurred due to a force majeure event.
- For the purposes of the Agreement, ‘force majeure’ means any event preventing the performance of an obligation being beyond the control of the parties, which the parties could not have foreseen at the time of the conclusion of the Agreement and which could not have been prevented, including, but not limited to, acts of nature, state of emergency, martial law, new legislation or administrative decisions, technical failures affecting the performance of this Agreement and/or any other events of a similar nature. In a situation where the occurrence of such events will prevent any of the parties from the proper performance of the contract, the Party applying for the waiver of liability, under point 1 above, is obliged to immediately notify the other party in writing of the occurrence of a force majeure event justifying such a revocation.
TERMS AND CONDITIONS OF USING THE BRINE GRADUATION TOWER
THE USE OF THE GRADUATION TOWER IS TANTAMOUNT TO ACCEPTANCE OF THESE TERMS AND CONDITIONS
- The Graduation Tower is an integral part of the Góralska Strefa facility located in Kościelisko, ul. Strzelców Podhalańskich 14, 34-511 Kościelisko, owned by Modom Podhale Sp. z o.o. with its registered office in 34-424 Szaflary, ul. Zakopiańska 18
- The graduation tower is not available to non-residents. It is intended for the exclusive use of the Guests of the Facility in accordance with the price list. The staff of the Facility is entitled to ask anyone who is not its Guest to leave the sauna and to charge them a fee of PLN 50 for unauthorized use of the sauna.
- The Graduation Tower is open every day: Monday – Sunday between 05.00 pm and 09.00 pm.
- The fee for the use of the Graduation Tower is added to the Guest’s bill in accordance with the price list and settled at the end of the stay after issuing an invoice upon check-out of the Facility
- Before using the brine graduation tower, every user is obliged to read the terms and conditions of using the graduation tower and comply with the provisions of this document.
- Guests use the Graduation Tower at their own risk and responsibility.
- Persons violating public order, good manners, not respecting the provisions of the terms and conditions and instructions, or not complying with the recommendations of the graduation tower may be removed from the premises of the facility.
- The Graduation Tower can only be used by healthy people, with no medical contraindications, or those whose ailments do not constitute contraindications to the use of treatments. Women who are pregnant or who suspect they may be pregnant should contact their doctor before visiting the Graduation Tower.
- On the premises of the Graduation Tower, it is strictly forbidden to:
- be under the influence of alcohol or any other drugs,
- bring your own drinks and food,
- carry sharp tools and other dangerous objects,
- behave noisily, disturb the atmosphere of relaxation,
- interfere with the operation of installed devices and equipment.
- The graduation tower room is continuously monitored, and camera recordings may be the basis for liability in relation to users who do not comply with the regulations and rules of using the Brine Graduation Tower. Góralska Strefa facility guarantees that the monitoring is carried out in a manner that does not violate the personal rights and dignity of users.
Terms and conditions of using the Brine Graduation Tower
- When using the graduation tower, it is absolutely necessary to follow the terms and conditions, instructions, and information provided by the staff of the Góralska Strefa Facility.
- The recommended one-time session in the Graduation Tower should last 45 minutes.
- During one session, a maximum of xx people can stay in the graduation tower at one time.
- Children up to the age of 18 may stay in the Graduation Tower only in the company of adult caregivers. Caregivers of minors (children) are responsible for the children and any damage caused by them.
- For damage or loss of the equipment of the facility, a payment of 100% of the value of the equipment is required.
- Góralska Strefa Facility takes no responsibility for accidents and injuries caused by non-compliance with the terms and conditions of the graduation tower and the instructions of authorized personnel.
CONTRAINDICATIONS TO THE USE OF THE BRINE GRADUATION TOWER
- Inflammation, acute diseases with elevated temperature,
- Hyperthyroidism
- Diseases of circulatory failure, especially in patients with low blood pressure,
- Condition after a recent myocardial infarction,
- Cancer
- Advanced bronchial asthma,
- Hypersensitivity to iodine and bromine.
ADVANCE CONSULTATION WITH A PHYSICIAN IS RECOMMENDED.
TERMS AND CONDITIONS OF USING THE SAUNA
THE USE OF SAUNA IS TANTAMOUNT TO ACCEPTANCE OF THESE TERMS AND CONDITIONS

- Sauna is not generally available. It is intended for the exclusive use of the Guests of the Facility in accordance with the price list. The staff of the Facility is entitled to ask anyone who is not its Guest to leave the sauna and to charge them a fee of PLN 50 for unauthorized use of the sauna.
- The sauna is open from 5.00 pm to 9.00 pm after prior telephone notification of the wish to use it.
- The Facility reserves the right to change the opening hours of the zone or its individual devices.
- Before using the sauna, every user is obliged to read the terms and conditions using the sauna and comply with the provisions of this document.
- Guests use the sauna at their own risk and responsibility.
- Persons violating public order, good manners, not respecting the provisions of the terms and conditions and manuals, or not complying with the recommendations of sauna staff members may be removed from the premises of the facility.
- Sauna can only be used by healthy people, with no medical contraindications or those whose ailments do not constitute contraindications to the use of treatments. Women who are pregnant or who suspect they may be pregnant should contact their doctor before using the sauna.
- The sauna may not be used by:
- people with heart disease, hypertension, history of stroke, blood vessel diseases, inflammation of internal organs, fever, thyroid disease, pregnancy, epilepsy or diabetes, and people with unhealed wounds or skin diseases, e.g. mycosis, lichens.
- adolescents up to 18 years of age, unless together with parents or caregivers and at their risk and responsibility;
- people under the influence of alcohol or other intoxicants.
In the Sauna, it is strictly forbidden to:
- climb on the structural elements of the sauna not intended for such purpose,
- touch and tamper with electric and heating devices,
- bring in alcohol,
- smoke tobacco, e-cigarettes and use other intoxicants,
- bring in food,
- destroy and damage equipment,
- behave indecently or in a way considered socially indecent or
offensive,
- take photos.
- It is not advisable to use the sauna after a hearty meal. Do not use the sauna when under stress or fatigue due to causing an excessive strain on the heart.
- The Facility is not responsible for the health effects caused by using the sauna.
- The sauna is textile free. Users must take into account the possibility that this zone will be used by naked or incompletely dressed people.
- In the sauna, you should have your own towel on which you sit and keep your feet.
- The sauna should be used without a swimsuit (the swimsuit retains sweat on the body and can cause skin irritation).
- Before using the sauna, you should wash the whole body under the shower with soap and warm water, and then wipe it dry.
- Do not use glasses or contact lenses in the sauna. All metal objects should be removed before entering the sauna, as they may cause burns to the body.
- While in the sauna, do not lubricate the body or face with any creams, as this reduces the surface of the body that expels sweat.
- You can use the sauna in a sitting or lying position. When moving around in the sauna, you can only stand on the benches in the sauna with your barefoot
- You should not stay too close to the heater in the dry sauna
- It is forbidden to pour any liquid other than water on the heater
- Physical exercise is not recommended during and after using the sauna.
- It is forbidden to be naked in the relaxation room after using the sauna.
- The user of the sauna is fully responsible for their safety and the safety of people using the sauna together with them.
USE OF STEAM ROOM
- One session in the sauna should last approx. 5-15 minutes and the total time should not exceed 30 minutes per day, e.g. 2 x 15 min. or 3 x 10 min.
- A steam sauna (the so-called Roman bath) is a sauna with humidity reaching 100% but with a lower temperature: 40-50°C.
- While in the sauna, do not lubricate the body or face with any creams, as this reduces the surface of the body that expels sweat.
- Before entering the steam cabin, read the terms and conditions and contraindications for using the steam sauna.
- Steam sauna cabin can accommodate 5 people at the same time.
- In the sauna cabin, it is recommended to be naked and leave the towel outside. To maintain hygiene before and after using the sauna, rinse the bench with water from the shower located in the sauna.
USE OF DRY SAUNA
- In the sauna cabin, it is recommended to use towels: for wiping, as a bench mat, or as a cover during a sauna session. The towel should be unfolded so that no part of the body comes into contact with the wooden surface.
- Steam sauna cabin can accommodate 5 people at the same time.
- One bath cycle lasts about 35 minutes: 8 – 15 minutes in a hot room, then gradually cooling the body with water, and then 15 – 20 minutes of rest.
- While in the sauna, do not lubricate the body or face with any creams, as this reduces the surface of the body that expels sweat. To adapt the circulatory system to proper functioning in a standing position, it is advisable to take a sitting position with lowered legs in the last 2-3 minutes of staying in the sauna.
- After the sauna session, you should rest for about 20 – 30 minutes. It is advisable to drink mineral waters or juices in moderate amounts (about 0.5 – 1 l).

If you feel unwell while in the sauna, leave immediately
Tips for using the sauna
Stage 1 – Preparation
Treatments in the sauna should begin 1.5 – 2 hours after the last meal. Before entering the sauna, you should wash your body and dry it thoroughly. People with ‘cold’ feet should warm them with warm water. You should enter the sauna with a towel wrapped around the body. We recommend leaving your bathing suit in the locker room as using the sauna will then become safe and more effective. While in the sauna, do not lubricate the body or face with any creams, as this reduces the surface of the body that expels sweat.
Stage 2 – Warming up
Start from the lowest bench and gradually move up, depending on your mood. You should lie down on the bench, or sit with your feet bent on the towel (it should not occupy too much space so as not to restrict the circulation of warm air). To adapt the circulatory system to proper functioning in a standing position, it is advisable to take a sitting position with lowered legs in the last 2-3 minutes of staying in the sauna. Any changes in well-being, indicating an intolerance to sauna bathing, should be taken seriously, including discontinuation of further bathing. During your stay in the sauna, you must not administer liquids. It can only be done during rest.
Stage 3 – Cooling down
The higher the temperature in the sauna, the shorter we stay in it and the longer we cool down our bodies. To cool your body down, you should take a cold wet bath: take a shower, pour a stream of water, or immerse yourself in water. It is inadvisable to use soap. This stage is the greatest burden for the body.
Stage 4 – Rest
Physical exercise is not recommended during and after using the sauna. After warming up and cooling down, rest for about 20 – 30 minutes. It is advisable to drink mineral water or juices in moderate amounts. After rest, you are ready for the next cycle, i.e.: warming up, cooling down, and rest.
Terms and conditions of the playground
- Children must be supervised by adults.
- Young children should only use the playground equipment with the assistance of an adult.
- The safety of children staying on the playground and any damage caused by the children are the responsibility of their carers.
- In the playground, it is forbidden to:
- Litter the area
- Climb on roofs and other elements of the playground structure.
- Destroy the greenery
- In the playground, all devices should be used in accordance with their intended use.
